Wilton Studio have received planning consent for this mixed-use scheme facing the marshes in east Hackney. The site stretches along a railway viaduct, just before the trains cross the river Lea in an area that is mainly residential, but also has some industrial and office use. The site greatly benefits from the view over the fields and trees of the marshes, where cows graze in the summer.
The ground floor of the proposal will be offices, accessed from street level, with high ceilings and generous glazing. Access to the residential block above is via a landscaped deck on top of the offices, which is created by setting the flats back in a U shape. From this shared area, the entrances are leading to the flats above.
Colourful window surrounds and warm timber cladding brighten the inside of the big U, while a soft grey brick is used to offset the colours elsewhere. Wide balconies allow views and provide outside space.
The building will have 28 flats and 1000 m2 of office space.
